Condominium Insurance

Individual coverage to protect your most valuable assets and possessions

Careless neighbors. Damage in the common area. Insufficient HOA coverage. Colorado hail storms and building roofs that need to be replaced. Owning a condo or a townhouse comes with unique risks. Since the Homeowners Association’s master policy is very limited, it is extremely important to obtain individual coverage in order to protect your most valuable asset and possessions.

Protection Beyond the Homeowners Association

Condominium Insurance protects your condominium or townhome, including personal property, upgrades, customizations and additions to your unit, against fire, weather damage, vandalism and theft. It also provides liability coverage in case someone is injured on your property. Finally, it can help pay for your share of the damage to the common grounds if the master policy coverage is not sufficient or if has a high deductible.

At Kuzbiel Insurance Brokers, we work with a variety of insurance carriers to provide coverage options that complement your HOA coverage. We also review your policy at every renewal and keep you informed about any alternative offers.

Coverage Details

Before purchasing a Condominium Insurance policy it is important to review your HOA’s master policy in order to choose appropriate policy limits and make sure that there are no gaps in coverage. Does your HOA cover only the walls of your unit, or are any permanent fixtures included (an “all-in” vs. a “bare walls-in” policy)? What is the deductible? We’ll be happy to review the master policy with you and provide more detailed explanations so that you can design a policy that will complement what your HOA covers.

Options to Consider

Dwelling/Building:

Coverage for the physical structure of your unit, including building additions and alterations. The extent of coverage depends on the governing rules of the condominium association, which regulates whether or not you as the unit owner are responsible for insuring specific fixtures and improvements.

Loss Assessment Coverage

Helps cover your share of a special assessment sometimes issued by the HOA to pay for damages to a common area.

Personal Property

Coverage for your belongings, both inside your condo and, up to a certain limit, also when they are stolen or damaged outside of the property, anywhere in the world.

Personal Liability

Coverage against lawsuits for bodily injury or property damage that you or a family member are liable for. Some policies include damage done by your pets.

Guest Medical

Coverage for the cost of medical expenses for someone injured on your property, without a liability claim being filed against you.

Additional Living Expenses

Coverage for the additional cost of living away from home if your condo is being rebuilt or repaired after a covered loss. Some of the expenses covered include temporary accommodation (hotel, rental), restaurant meals, storage costs and pet boarding.

Identity Fraud

Available by endorsement, helps cover the costs related to identity restoration if you are a victim of identity theft.

keep track of your possessions

We recommend that you create an inventory of your personal belongings and keep track of all receipts, user manuals and any other documents that can provide more details about your items. You should also have your more valuable items like jewelry or art collections professionally appraised. If you ever have to file a claim, providing as much information as possible about a specific item will make the process much easier and faster. Take photos and make video recordings of your possessions, or use one of the many home inventory apps available online.
